Important measures to take to increase the value of your home

Anyone who is considering selling their house will want to maximise the value as much as possible. There are ways in which this can be done on a budget, but on occasion it may involve a little expenditure.  It is important to consider the potential return for any money that is paid out.  There is no point having the loft converted, for example, if the value added to the house is less than the cost of the work carried out.

Major works

A loft conversion can be a good investment, but it will depend upon a number of factors. These include the area that the house is located in and the cost of the initial conversion.  A loft conversion can add an extra bedroom and bathroom to the house, which can pay dividends in the long run.  Adding on a conservatory can also be a good investment; however, homeowners should be wary of works such as basement conversions, as these can be very expensive and very disruptive.

If the house has a garage, it can be a good idea to consider converting it into an extra room.  The vast majority of homeowners with a garage do not use it to keep their car in, and this extra room can add a great deal of value to the home.

Smaller tasks

It is recommended that homeowners who are considering selling should think about the type of person who might buy their home.  If it is believed that the home will appeal to a professional person, consider presenting the spare room as an office; if it is more of a family home, consider presenting the spare room as a playroom.

Off-road parking is a must in some areas, and this can often attract potential buyers.  The cost of this will depend upon how much work is needed to create a drive, and it is worth considering if it is a possibility.

A neat and tidy house will always be more attractive to a potential buyer than one that looks as though it has had no care for years. This applies to the outside of the house as well as to the inside.  If the budget will not stretch to features such as rendering, all that is needed is to make sure that there is no peeling paintwork and that the windows are clean.  Making sure that paths and driveways are free of weeds is also important, as potential buyers will already be formulating an opinion on the property before they have even knocked on the front door.  It is also possible to give the front door a facelift, and a new letterbox, handle or house number can be added for just a few pounds.

New furniture is something that should only be bought if it is needed, as it will not add value; however, there is some value in using furniture to demonstrate how spacious and comfortable a home is.  A corner sofa is a good investment, as this frees up a lot of space in the living room.  Make the rooms feel warm and cosy with accessories such as matching cushions or throws.
